Want to post a huge win. My business partner and I had a property that was brought to us from an agent that we had purchased a subject-to property from earlier in the year. There was a lot of family drama with this particular property. I didn't want to deal with the property so | told her we'd pay $120k for the property. I figured it would be way too low for the seller and they'd tell us to get lost. Well, they accepted our offer. We told them that we'd buy it subject to, pay them out their equity and cover realtor fees. They were more than grateful for the offer. We closed on the house, spent $3200 for a trash out and painting. Then we listed it with the same realtor for $175k. Within a week we had an offer for $180k!! This was a realtor that we originally found thru Privy. She has more deals in the works for us too. This is why | love direct to agent, one agent can bring you a lifetime of deals.
